A new chapter in Hampton Bays’ downtown revitalization is slated to begin with the anticipated arrival of Mottz Only Authentic New York Style LLC (DBA Mottz Green Grocer), a state-licensed cannabis dispensary proposed by Long Island natives and entrepreneurial brothers, Sean and Joseph Lustberg. The pair plan to transform a long-abandoned bank building at 93 E Montauk Highway into a safe, professional, and welcoming cannabis retail space, bringing jobs, tax revenue, and new energy to the area.

Like many of New York’s aspiring dispensary owners, the Lustbergs have faced significant upfront costs, having covered application fees, legal and compliance costs, and maintaining a year’s worth of rent while awaiting state approval. Yet their neighborhood roots and longstanding commitment to supporting local entrepreneurship makes them uniquely positioned to establish a responsible, community-centric cannabis business in the area.

The dispensary will operate under New York State’s strict cannabis retail guidelines, which include age verification, 24/7 security, inventory tracking, and state-mandated community reinvestment fees.

The new business, which should open by the end of the year pending approval by the Town Planning Board, is expected to provide full-time jobs with benefits, offer a modern retail experience for adult consumers, and generate substantial tax revenue for the Town of Southampton. In 2024, the Town of Babylon collected $2.6 million in cannabis-related tax revenue alone, illustrating the significant economic impact of legal cannabis businesses in the region. 

Beyond commerce, the Lustberg brothers aim to be active contributors to local charities and civic initiatives.
